How Checking One Nail Saved Over $5,000 a Year on Florida Keys Wind Insurance

Tell you something that just came to mind.

We’re closing a house in the Florida Keys this Friday. During the process, the buyers noticed a small water stain downstairs. Nothing major. But it started a conversation about inspections and wind mitigation.

I asked the other realtor the questions that matter in this market: “Do you have a current wind mitigation report? A current four-point inspection?”

They didn’t. The house had been owned for years. The only previous work on the wind mitigation was when an inspector tried to confirm whether there was a third nail in the hurricane strap that runs over the truss. He couldn’t clearly see it from below.

So he asked permission to cut a small hole in the bedroom ceiling. That gave us a clear look at the truss and confirmed the third nail was there.

At the time, the owners were paying about $10,500 a year just for wind insurance in the Keys. The new quote coming in was $12,000.

After we completed the updated wind mitigation and four-point inspection with the third nail confirmed? The new premium came in around $5,300–$5,400.

That’s roughly a $5,400 annual savings. Real money that made a meaningful difference in the buyers’ ability to comfortably qualify. When you’re adding up total housing costs, wind insurance, flood insurance, and hazard insurance can push a deal right up against the edge.

Why This Detail Matters in the Florida Keys

When I called the seller to update her, she was frustrated. Her reaction was essentially, “Why didn’t my insurance person ever tell me to do this? I could have been saving four or five thousand dollars a year for the last decade I’ve owned this house.”

I hesitated to tell her it was the same insurance company. The Keys are a small world. You tend to know most of the players.

This is the kind of knowledge that comes from working deals in a very specific market for a long time. A real estate broker who’s been in the trenches knows what questions to ask and what to look for. A newer agent may not yet have that radar.

I’m not throwing new agents under the bus. Many do good work and have brokers watching over their shoulder. But would you choose a brain surgeon who just finished residency a year ago, or one who’s been operating for 26 years? Would you hire an attorney fresh out of law school for a complex matter, or one with real experience and judgment?

The same principle applies to Florida Keys real estate.

Experience Still Moves the Needle

Most of our buyers in the Keys are purchasing homes over $1.5–2 million, and many are cash buyers, which simplifies things. Even then, proper due diligence still matters. And when you do have a financed buyer — especially one who’s right on the edge of qualifying — getting the insurance numbers right can be the difference between a deal that works and one that falls apart.

I’ve been in the Keys 54–55 years. My grandparents were developers here. My dad is a contractor. My mom and uncle were real estate brokers. I’m third generation in this market. After more than 33 years of doing this myself, there are dozens of small details — like confirming that third nail on the hurricane strap — that I’ve learned matter.

Those details can save buyers real money, protect sellers, and keep deals from falling apart over issues that never needed to become big problems.

That small water stain? It wasn’t a big deal. The buyers appreciated the transparency, and we had someone scheduled to address it within a couple of days. But the conversation it started about the wind mitigation inspection is what really moved the needle on cost and qualification.

The Bottom Line for Buyers and Sellers in the Florida Keys

Experience doesn’t mean you’re better than everyone else. It simply means you’ve seen enough situations to spot the things that can quietly cost people thousands of dollars a year — or help them keep that money in their pocket.
