How We Continue to Sell Multiple Homes Per Month in Southwest Florida & the Florida Keys (Even In Tough Market Conditions)

Podcasts Shane "Waterfront" Wilson July 18, 2026

Enjoy the sneak peak video clip from our upcoming "Lovin' the Florida Lifestyle" Podcast that inspired this post, above.

You know what’s funny? 🤣

The market can slow down, interest rates can do their thing, and a lot of realtors start complaining they haven’t sold a house in months.

Meanwhile, my team and I are still closing four and five homes every single month.

Why?

The secret isn’t some fancy marketing trick or secret listing source.

It’s simple: We take care of people.

My grandpa taught me something a long time ago: Give a busy person a task and it’ll get done. I live by that.

If you text me or call me, you’re getting a response — fast.

Five seconds if I can. If I can’t take the call right then, I’ll shoot you a message: “Hey, I’m with a client, but I’ll call you back in 30 minutes.”

People remember that. They feel seen. They feel heard. They feel acknowledged. And yeah — they feel loved.

That’s the real game-changer.

I’ve always been off-the-charts ADD. Bouncing off the walls as a kid. Got kicked out of three preschools. They wanted to put me on medicine. Thank God my parents said no.

My son Wade is just like me — couldn’t sit still in school. Same story. We didn’t medicate him either.

Now he’s out there building his own business, multitasking like crazy, and crushing it.

What some people call a problem, I turned into a superpower...

I get 80 to 100 texts a day, and I love it. The auto mechanic needs warranty info? Done. A past client has a question?

I’m on it.

Because when you genuinely care and move fast, people don’t forget you.

Here’s the truth most people don’t want to hear: Real estate is a people business.

If you don’t like people, you’re in the wrong industry.

I’ve seen realtors who say they want to “do good in real estate” but they hate dealing with clients.

My response? Pick another business.

You’ve got to love what you do.

My grandpa told me, “Shane, pick something you love, and you’ll never work a day in your life.”

He was right.

Sure, real estate is stressful. Buyers and sellers are making one of the biggest decisions of their lives.

Deals fall apart over little things — electrical issues, appraisals, cold feet.

But that’s when I get to show up. I call my electrician. I solve the problem. We get it closed.

My wife and I work hard, but we play hard too.

Boats, planes, family time — we make it happen. And when she needs her downtime, I’m usually fixing something, catching up with past clients, or just checking in on people.

The bottom line?

Be genuine. Be the over-helper.

Rate yourself every day on four simple things:

  • How well did I see this person?
  • How well did I hear them?
  • How well did I acknowledge them?
  • How well did I love them?

Read Dr. Gary Chapman’s book, "The Five Love Languages" if you want to get even better at this. Some people need words of affirmation. Others need quality time or acts of service. Dial it in.

At the end of the day, my business runs on repeat clients and referrals because we actually care. We don’t wait until tomorrow to call someone back. We don’t treat people like transactions.

If you’re in sales, real estate, or any service business, try this approach.

Respond quickly. Over-deliver. Be real. Love what you do.

It’s not complicated — but it works. And it feels a whole lot better than chasing the next deal.
